Build Process with RT Urban Homes

Building a home is an exciting and rewarding experience. Our goal at RT Urban Homes is to deliver an exceptional home and home build process for every one of our homeowners.

Each home has a designated project manager who is responsible for making sure your home stays on schedule and is built according to the proper specifications. Your project manager is your eyes and ears on the ground and will work through any questions with your New Home Consultant. 

Home Start Meeting

At your Home Start Meeting you will meet with your Project Manager and New Home Consultant. It will be about an hour-long meeting and you will cover build process items such as the tentative order of construction, estimated substantial completion date*, characteristics of the materials used in the home, what to prepare for the building process, and upcoming meetings and next steps in the process. The next item on the list at this meeting is discussing the construction plan, which includes elevations, floorplans, cabinet layouts, fireplace details, bathroom locations, and layouts. Once you’ve covered these items, you will sign off on your construction plan and survey.

Pre-Drywall Meeting

Next will be the Pre-Drywall Meeting, where you will meet with your Project Manager for about an hour at your home, which will be under construction. Please prepare yourself for all outdoor weather conditions…remember we do live in Minnesota! During this meeting, we will review the status of construction and you will have the opportunity to verify construction details such as electrical outlet locations, framing details, mechanical systems, and building schedule. Please note that this meeting is not meant for you to move or change any items, but to verify all items in the home. Once you have completed everything at this meeting, you will sign off on the necessary forms.   

New Home Orientation Meeting

When construction is complete on your new RT Urban home, you will have a New Home Orientation Meeting. This meeting will be about 2 to 3 hours long with your Project Manager and a member from the Customer Care Team. At this time you will be provided a Home Care & Warranty Guide, specific to your home, which includes builder and manufacturer warranty information and emergency contacts. After this, you will walk through the interior and exterior of your home to check for quality performance standards and review all of your selected features. At this time you will arrange the transfer of utilities on the property to your name, including gas, electric, water, internet/phone/cable, and trash collection.  

Final Home Acceptance Meeting

The Final Home Acceptance Meeting will be about 30 minutes with your Project Manager. You will meet at your completed home and you will review the Homeowner Orientation Form, confirming that the home has been completed in accordance with the signed Construction Plans and Specifications and meets the Performance Standards of RT Urban Homes. For your convenience and peace of mind, it is the policy of RT Urban Homes to not allow your home to close until you have acknowledged the completion of any quality standard items noted. You are now ready to proceed to your closing!

Closing

At the Closing of your home, your title company will make sure all documents provided by your mortgage company or lender and RT Urban Homes are completed correctly and legal ownership of the property is conveyed to you, the new owner! To make sure your closing date will be met on time, our policy is that we do not permit any changes* to your Purchase Agreement and Construction Contract within 30 days of the closing date. We recommend that you keep in constant contact with your mortgage loan officer and New Home Consultant.

*Changes may include but are not limited to: purchase price, lender changes, option or selection changes, closing dates, etc. 

After completing all the paperwork, you will receive the keys to your new home! After the closing of your home, the Customer Care Team will be your point of contact to answer any questions you may have regarding your new home. Approximately 30 days after your closing, a member from the Customer Care Team will reach out to schedule your 30-day Customer Care Review. During this review, we will re-familiarize you with your home’s operations and address any issues that do not meet the acceptable standards of quality covered by your new home warranty. Eleven months later, a member of the Customer Care Team will schedule your 11-month Customer Care Review. This meeting is to review the home and make note of any items that need to be addressed before the 1-year workmanship warranty expires.
